1. Buyers/Seller Representation

J&J Homes, Inc., Venice, FL. Responsible for developing marketing collateral and sales program of an eleven (11) property portfolio valued at $250,000,000 in 2008.

First Dartmouth Homes, St. Petersburg, Florida. Mr. Melsom represented the owner in the following transactions.

Nautico Marina (aka Loggerhead Marina) Mr. Melsom represented the owner in the $23,000,000 acquisition of three (3) properties for a mixed use marina and residential development. Responsibilities, included contract negotiations, preparation, administration, due diligence, and closing.

Maximo Marina, Mr. Melsom represented the owner in the $23,000,000 acquisition of three (3) properties for a mixed use marina and residential development. Responsibilities, included contract negotiations, preparation, administration, due diligence, and closing.

Triple Creek, Participated in the acquisition ($15,000,000), negotiation and coordination of seamless disposition (“flip”) to Centex Homes, that resulted in $9,000,000 profit to Company.

Opus South Corporation, Tampa, FL. Coordinated disposition of eleven (11) institutional grade neighborhood shopping centers, nine (9) office buildings (50,000 to 200,000 SF), and five (5) warehouse facilities (125,000 to 250,000SF) to institutional investors. Mr. Melsom represented the owner in the acquisition of over 31 sites for the development of retail, commercial, office, and industrial development. Responsibilities included due diligence, contract negotiation, perpetration, administration, and closing.

Duke Realty, Tampa, FL. Mr. Melsom, represented the owner in the acquisition of four properties for the development of master planned office and industrial parks. Responsibilities included due diligence, contract negotiation, perpetration, administration, and closing.


2. Property Management

Lancellotti Property, Sarasota, Florida. Acted as landlord during foreclosure process, responsible for negotiating new leases with current tenants, collect rent, market unoccupied tenant space, maintain common area, and report financial performance for multi-tenant retail space.

Looe Key Reef Resort and Center, Tiki Bar and Restaurant, Ramrod Key, Florida. Operate, manage, maintain, and account for all business operations of a Dive Center (e.g. retail sales) with Dive Charter, 24-room budget class motel, and Tiki Bar/Restaurant.

At the Curve Sports Bar/Restaurant, Big Pine Key, Florida. Managed, maintained and accounted for all business operations of the business to the owner. Assessed the operational characteristics of the facility, analyzed the financial characteristics and report the same on a monthly basis. 

Palm Plaza, Temple Terrace, Florida. Acted as landlord during the foreclosure process, negotiated new leases with current tenants, collect rent, market unoccupied tenant space, maintain common area, and report financial performance. 

Venice Heart and Vascular Institute, Venice, Florida. Acted as landlord during the foreclosure process, involved in negotiating new leases with current tenants, collect rent, market unoccupied tenant space, maintain common area, evict prime tenant, and report financial performance.

Spring Lake Village, St. Petersburg, Florida. 2004. Responsible for the management of a 141-unit apartment complex, utilizing WRH Realty, that provided on-site management services. Responsible for monthly reporting on the management of the operation to the owner.

Bent Pines, St. Petersburg, Florida. 2004. Responsible for the management of a 71-unit multi-family complex, utilizing in-house property manager for day to day operations. Responsible for closing down operation, evicting tenants, and securing premises.

Huber’s Marina, St. Petersburg, Florida. 2004. Responsible for overseeing the day to day operations of a 233-slip marina, with in-house staff, prior to redevelopment. Responsible for monthly reporting on the management of the operation to the owner.

Maximo Marina, St. Petersburg, Florida. 2004. Responsible for overseeing the day to day operations of a 615-slip marina, including ancillary service and retail commercial uses, utilizing in-house staff, prior to redevelopment. Responsible for monthly reporting on the management of the operation to the owner.

Gasparilla Marine Fishery, Cape Haze, Florida. 2005 to 2009. Responsible for management oversight of mixed use retail, restaurant, marina facility, utilizing in house staff.

Marion Street Property, Punta Gorda, Florida. 2006 to 2010. Responsible for management oversight of a mixed use retail, restaurant, marina facility utilizing in house staff. Negotiated Deed in Lieu of Foreclosure on behalf of owner with lender and turning property over to the same.

Stay and Play, Venice, Florida. 2005 to 2006. Management oversight of a 300-unit recreational vehicle park, leased to FEMA, for temporary housing for apartment residents that required relocation due to Hurricane Charlie.

J&J Plaza, Venice, Florida. 2005 to 2010. Responsible for management oversight of a retail facility utilizing in-house staff. Responsible for turnover of property on behalf of owner, to court appointed receiver, as part of foreclosure proceedings.

Bank of America Office Building, Venice, Florida. 2005 to 2010. Responsible for management oversight of office facility, utilizing in-house staff. Responsible for marketing space to prospective tenants, and negotiated lease option renewal with Bank of America, the anchor tenant, which resulted in increase in the lease rate and a reduction in the tenant improvement allowance for the landlord. Responsible for turnover of property on behalf of owner, to court appointed receiver, as part of foreclosure proceedings.

Sundance Self Storage, Big Pine Key, Florida. 2006 to 2010. Responsible for management oversight of a 100-unit self storage facility. Negotiated Deed in Lieu of Foreclosure on behalf of owner with lender and turning property over to the same.

J&J Homes, Inc., Land Division Portfolio, Sarasota/Charlotte County, Florida. Managed 10 property portfolio consisting of 2,000 acres. Responsible for directing all maintenance, insurance, tax, and security issues.
